The Permit-Ready Plans Program aims to lower the barrier for infill housing development in the City of Grand Rapids by decreasing construction costs and permit processing timelines. This program includes single-, two-, and multi-family housing styles to provide permit-ready plans to emerging developers. The plans have been reviewed for compliance of the Grand Rapids Zoning Ordinance and complement recent zoning changes which allow for increased infill development. These plans were drafted in partnership with MEDC, Oak Street Design, Driven Design, and the City of Grand Rapids Planning and Economic Development Departments.

How It Works

1. Obtain a vacant lot. Once you purchase or contract a vacant lot, browse the available housing types below (single-, two-, or multi-family) and discuss with a Planner to ensure the lot can support the chosen housing type. Modifications to the plans are not permitted.

2. Prepare and submit the Permit-Ready Plans Program application. An application is required for participation in this program. Please provide a survey and site plan as part of your application. Drop-off, email, or mail the application with required documents.

3. Apply for a Building Permit. Because the plans are pre-reviewed and compliment the chosen property, the review times are significantly reduced. Keep an eye on your email for correspondence from the plan review.

4. Receive Building Permit and Begin Construction. Inspections will take place throughout the process.

Below are the three housing types available for this program. Browse each one and determine which type would best work for your property. Construction-approved housing plans will be sent to you once you are approved to join the program. Keep in mind not all plans will fit every lot, so setting up a consultation appointment with a Planner will best prepare you for your selection.
