Step 1.Consult with us

The Site Plan Review procedure intends to ensure compliance with the Zoning Ordinance. Site Plan Reviews evaluate the:

  • Site design
  • Effect on the environment
  • Vehicular and pedestrian circulation
  • Demand for public services

We recommend you request a meeting with us before you begin. Pre-application meetings help ensure a smooth application process.

Site Plan Review may be done by the Planning Director, or in some cases by the Planning Commission. We'll help make sure your application goes through the right process. Use the application on this page for either one.

Step 2.Review the Site Plan Review requirements

Pages 4 and 5 of the Site Plan Review application (below) lay out the requirements and procedures of the review.

Step 3.Talk to your neighbors

Contact our office to determine if a neighborhood meeting is appropriate for your plan. When you talk to your neighbors, you'll be able to receive comments and resolve conflicts before review.

Check Section 5.12.06 of the Zoning Ordinance for recommended outreach procedures.

Step 4.Have your credit/debit card ready

You'll need to enter you credit/debit card information to pay the permit fee. We accept Visa, MasterCard and Discover.

Step 6.Staff reviews your application

We'll review your application - either completing the review at the staff level (Director Review), or forwarding to the Planning Commission as necessary. We may contact you with questions or for more information, or recommend changes for clarity. In some cases, the Planning Director or Planning Commission may require a public hearing.

Step 7.Present your proposal

For Commission Site Plan Review, planning staff will forward your review request to the Planning Commission. Here's what to expect at the commission meeting:

  • Planning staff introduces and explains your request to the Planning Commission
  • You'll be asked to present information on your proposal. The Planning Commission will ask any questions they have, and you'll have a chance to respond
  • The Planning Commission deliberates on the request in open session. The Planning Commission may approve, approve with conditions, deny, or table the application

Step 8.We'll follow up in writing

We will send you a letter with the decision of the Director or Planning Commission. The letter will include any conditions of approval. If your application is denied, you can appeal the Director's decision to the Board of Zoning Appeals. However, Planning Commission Site Plan Review decisions cannot be appealed to the BZA.
